During my own work to stop house foreclosure, I found out
that I could never take for granted that my banks got any of
what I sent. This ended up being a very accurate assumption
because often they did not get paperwork that they required
from me and they did not bother to phone me to let me know.
I often mailed or faxed them paperwork and they did not
receive them or at least they claimed to have not received
them. The fax number for one of the people I was dealing
with at one of my lenders changed. Unluckily, I did not
realize this and wound up faxing papers that they required
to the incorrect fax number. Constantly verify ahead of time
when you fax or email them any paperwork to make sure that
you possess the right fax number or email address.
Unless you have double and triple checked with your contact
at your lender, do not ever take for granted that you have
the right info. I can count on one hand how many times I
truly understood what my mortgage company wanted from me.
The number of times that I did not understand what they
meant, takes up a few hands. It makes it a lot harder on you
if you do not understand what your lender needs. You end up
faxing, emailing and sending them a whole lot more paperwork
than you need to. Do not be afraid to call them if you are
unsure about anything. Have them explain it to you several
times if need be. It is better to be sure that you
understand what they need than to guess. When your lender is
asking you to sign workout arrangement paperwork, this is
especially vital.
And talking of arrangements, if you wish to stop house
foreclosure, be certain that any arrangements that you must
sign are finished on time and in total. I had two different
paperwork packages that I needed to mail to my lender during
the time I was taking my home out of foreclosure. I made a
point to retain a copy of the airbill so I was able to track
the packet so that I could be assured that they received it.
I also phoned them the day after it made it there to be
assured that they got it and that everything on it was
complete. Again, never take anything for granted, constantly
confirm.
If you send your lender money in any sort of format during
your foreclosure, be sure that you keep a copy of what was
sent and where. If your lender is anything like mine, they
will refuse payment in the form of personal checks. I had to
send money to them only by way of a bank wire, a certain
bill service or a cashier's check. Do not guess what method
of payment your lender will take. Be sure to verify with
them and to verify on the arrangement paperwork that you
sign. However you end up sending them money, be sure that
you know exactly what you sent, how you sent it and when you
sent it. One of my mortgage companies lost a bank wire that
I sent them for several days. I had to fax them the proof of
what I sent and when in order to get everything taken care
of. It is also important to call your lender to be sure that
they got your payment and that it is in a format that they
can accept.
If you wish to stop
house foreclosure, you must never take anything for
granted. Never presume that your lender got paperwork that
you mailed, faxed or emailed them. Constantly check to be
sure that they got everything that they required. This is
particularly accurate of any arrangements and money that you
send to them.
