How long does the foreclosure procedure take?

Going through several. Which one takes longer? The house where I am living in? A house where I have tenants? Building where I have an operating business(bar/night club) and tenants?
bank/lender foreclosure, state of Wisconsin and from first lost payment of loan?

I would expect the commercial property to go much quicker. You don't have the same homestead rights as you would in a residential home.

Look up the housing finance agency for your state. They should have plenty of resources or referrals to places that assist people in foreclosure. You may not be able to stop it, but at least you can help getting advice on your rights.

Your Best Bet For Getting Help With Foreclosure

There are many options open to you when you are looking at a way to get help with foreclosure. Family and friends can be great sources of help and support when you are going through the foreclosure process. But, oddly enough, your bank will often be your best bet for getting help with foreclosure.

Why? Because your bank can tell you what they will or will not accept in order to get your home out of foreclosure. Talking to someone at your bank is the best starting place when you want to get help with foreclosure. They will be able to tell you where you are at in the foreclosure process and what it will take to get you out of foreclosure.

Getting someone at your bank to actually talk to you could very well be a challenge but patience and persistence will pay off. The foreclosure departments in many banks are busy and you may have to leave several messages before someone will call you back. If they know that you are sincere in your desire to save your home, they will try to work with you.

Trying to help those facing foreclosure?

I am a lender that has money to help those in foreclosure but I can not get them to respond to my letter. What can I do to get them to response?

Is there any special wording or language that you could suggest to get them to call?

P.S.
I'm not trying to give them a high interest loan or adjustable rate mortgage/ARM.

You probably can't get much better of a response. Direct mail advertising is very difficult to get a good response with, because your important letter is competing with dozens of offers of credit cards, foreclosure help companies, and normal junk mail.

If you get 2-3% response rate, then you're probably doing as well as you can expect. Maybe you should consider radio advertising or setting up a website and promoting that way, as well. The more ways that you can reach people, the better response you'll get.

Financial Consequences If You Do Not Stop Mortgage Foreclosure

If you do not stop mortgage foreclosure, the consequences for your credit and your ability to buy a home in the future are severe. You cannot simply walk away from your home without having the financial consequences of that action follow you for years to come.

The foreclosure can stay on your credit report for 7 to 10 years. This will affect interest rates on any loans that you get and on any credit cards that you have. The interest rate on one of my credit cards has jumped up severely since my foreclosure began. Your credit score will also go down significantly because of foreclosure. This will make it pretty much impossible to get any kind of loans or credit for a while.

Your future ability to buy a home will also be severely limited if you do not stop mortgage foreclosure. You probably will not be able to buy a home for 3 to 4 years and may not be able to buy another home for 7 to 10 years.

We have had a year of EXTREMELY difficult times. We have had several deaths including our son and his family. We make very good money but now have fallen behind and we need help. We need someone that will go higher than 85% LTV or is willing to do a 6 month second. Is there anyone out there that can help?

Taking out another loan is not a good option for you - or one that any mortgage company will be willing to do given that you're currently late on your payments - and mortgage companies consider "late" anything more than 10 days past your due date.

Your lender's Loss Mitigation department will be able to help you do this. They would rather help you keep the house than go through a foreclosure process. Explain your situtation both personally and financially and they can help you modify your loan - they have the power to reduce your payment or put the late amount owed onto the tail end of your loan. If you call into you customer service line try hard to get them to forward you to the Loss Mitigation department - they're the ones with the power to do these modifications otherwise all the representatives can do is add the amount owed to your next payments (almost doubling your payments).

Where can I get help to save my home from sheriff's sale due to foreclosure?

My husband became disabled nov. 2006. I work 2 jobs to make ends meet, but have not been able to make mortgage payments. Sheriff sale is set for Jan. 29 2008. Can anyone help me? Please! All I want for x-mas is to save my home.

do you have an attorney? You may want to contact the Law Office or the bank that is handling the foreclosure. I am going through a similar situation. I was told that most foreclosures take anywhere from 6-8 months. You might be able to set up a paymet plan with the Bank or something, due to you situation with you husband. I would contack an attorney, if you don't have one, just in case!! Maybe you could try talking to your local congressman/woman or look for information on the internet about the procedures of foreclosures in your area or(state). Good Luck

HELP?!?! How long does it take for the bank to accept an offer on a pre-foreclosure home?

I put an offer on a pre-foreclosure home. The sellers signed it and were really excited about the offer and passed it onto the bank. I don't know that much about pre-foreclosures, so how long will it take to find out if I got the house or not?
Yes, I am offering less than owed on the unit.
But I AM offering market value.

I am a real estate agent in Michigan, and I had a short sale listing at one time. I listed in right at market value and got several offers on it in the first week, which I promptly submitted to the bank - this was in the first week of June. I kept calling the bank, trying to get a response on any of these offers, and did not have any luck. Finally, a representative from the bank called me to discus the offers - a few days before Halloween. Needless to say, all of the buyers who had offered were long gone. Moral of the story - banks take their sweet @ss time, so don't hold your breath.

I applied for Deed in Lieu, but the Lender delay it and went just for the Foreclosure. I have no idea where to go with my family in our Prince William county where the service are so bad. I called different numbers of HUD in DC and VA but they dont care or help at all !! I called money management but the stuff was not friendly . I have no idea where to go or what to do ..Forgive me to say that some times I dont beleive I am living in the greatest country in the world ! The services in here are so bad comparing with Europe or other places
I just wanna add some thing for those who send pathatic racist messages confirmed my claims of such a bad services in US. I have been suddenly discharge from my good job for a very stupid purpose which was later assured as a big mistake from the company. I did not givin up and send my resume for hundered jobs, despite of my qualifications and great experiences I still since more than six months got no job. I listed my house in the market more than 3 months and got no offer and spent all my savings. My familly included my child have no health insurance at all in a country where its hospitals ask for fees from the patients and chase you with its bills!!! The misjudgement came from the others not me , the one who ruined my carrier and family was stupide new manager who later was sucked from work because of his bad managemnet from the company. Finally, in Europe treatment is free same as education and the services so freindly and civilized and treat each other as human.

this is sad and i am sorry—but this is happening to many many people across the U.S.
many people are losing their homes to foreclosure due to ARMs and the monthly payment continually going up.

First i want to recommend that you do not deal with any online people who respond to you —they will say ("email me–i can help you")…NO they can't…you will only go deeper and deeper with these people…scams!

second, have you contacted your mortgage company and asked them to allow you to skip a dew payments and they will then tack those onto the end of the loan…which extends the life of your loan.
You could attempt to refi with a 30 year fixed, no prepayment penalty loan with your local banks…but i suspect that your loan out weighs the current value of your home…as it does in many U.S. households right now.
You can retain a licensed realtor and attempt to sell, even while in the foreclosure process.

lastly - like many americans, you can just allow it to go into default and foreclosure, move into a rental and the federal government will allow you to purchase again 24months after the foreclosure date.
you do not qualify for state aid or assistance…as you have an asset currently.
