Work With What You Can Control To Stop Mortgage Foreclosure

Wednesday, December 10th, 2008

Every foreclosure situation is different and what will stop mortgage foreclosure for one person will not stop it for another. Your ability to stop foreclosure depends on several factors, some within your control and some outside of your control. Let’s look at a few of those factors so that you know where to spend your energy.

Factors You Cannot Control

When you are looking at ways to stop mortgage foreclosure, understand that the biggest piece of this that you cannot control is who your mortgage company is. You are stuck with whoever you are stuck with. Some will be easy to work with and others will not. It will do you no good to wish that you have a company that is easier to deal with so just focus on working with who you have.

Another thing that you cannot control in the foreclosure process is the timeline that you have to work with. This timeline is dictated by the laws in your state and you cannot control that. In order to stop mortgage foreclosure, figure out how you can work with the timeline that you have.

Factors That You Can Control

You always, always have the ability to control how you react. This is true in your foreclosure situation and really in all of life. You may not have been able to control the factors that landed you in foreclosure. But you have a choice in how you react to being in foreclosure. If you want to stop mortgage foreclosure, focus on finding solutions instead of bemoaning your fate. That helps you retain control of the situation.

You can control how well you communicate with your mortgage company. If you want to stop mortgage foreclosure, you are going to have to work with your mortgage company. There are simply no two ways about it. You can call them up and yell at them or you can ask them to help you come up with solutions. The people at the other end of the line have no control over the fact that your home is in foreclosure. Accept that and do what you can to work with them.

The best way to stop mortgage foreclosure is to focus on what you can control instead of getting upset or angry about what you cannot control.

Ways to Stop Foreclosure Sale

Monday, December 8th, 2008

Finding ways to stop foreclosure sale on your home can feel intimidating. Believe me, I know. My own home was less than 30 days away from being sold at auction when I saved it from foreclosure. There are ways to stop foreclosure sale on your home but you will need to act quickly and decisively.

Look into your legal options. This is best done with the help of an attorney. An attorney will be much more familiar with the laws for your state and what options are open to you to stop foreclosure sale. Depending on how your loan is written, there is even the possibility that you can dispute the validity of the loan itself. An attorney versed in foreclosure will be able to help you figure out if this is an option for you.

Work with your bank. This is how I was able to stop foreclosure sale on my home. This is not always easy and you will often be working with very short timeframes. The turnaround times on having to get documents back to them was often very tight, we’re talking days and typically just one or two days in my own situation. Be prepared to act quickly and provide lots of documentation.

You Can Stop House Foreclosure

Friday, December 5th, 2008

As I sit here tonight, it has finally hit me that after 5 months of fighting for my home, I have been able to stop house foreclosure. My mortgage company received the final paperwork they needed and I can breathe, at least for a moment. It has been a long battle. One with obstacles still yet to climb. But for the time being, I’m going to enjoy the moment.

When I decided to fight for my home, I knew the battle would be uphill. I doubt that my story is like many who face foreclosure now. After my husband left me, I walked away from the house in a haze of pain and grief. As I realized that the house was not going to sell, I realized that I could not just let it go and with less than 30 days to the foreclosure sale date, I decided to fight for it.

It has not been easy and I have had to make a lot of hard decisions about what is important to me in life. Getting in touch with why I was fighting for it, why I wanted to stop house foreclosure, is what kept me fighting during the worst of it. My daughter and the kind of life I want to provide for her. Being able to plant flowers in my back yard. Having a home that I can call my own.

For those of you out there fighting for your homes, I want you to know that it is possible for you to save your home. The battle may be hard and you’ll probably come away with some scars but you can do it. I believe in you.
