When you want to stop house foreclosure, you need to know what your options are. What options you have varies by situation and where you are at in the foreclosure process. Here is some help to understand what your best options are at different stages of foreclosure.

If you have missed a couple of payments and are not yet in foreclosure, your best bet is to contact your mortgage company. Call them to discuss what your options are. Be honest about what your situation is and why you cannot make your payments. They may be willing to work with you to find a solution.

If you are several months late on your mortgage payments and the foreclosure process has been started by your bank, you still have a lot of options. If you have tried to talk to your mortgage company but they are not willing to work with you, there are still options. Filing chapter 13 bankruptcy is an option and so is coming up with the amount of money that the mortgage company requires.

If you are just days away from your sale date, you have pretty much run out of options to save your home. At this point you should be looking for a different place to live and be planning to vacate the home as soon as possible.

How Did You Stop House Foreclosure?

If your house is in foreclosure, I hope that this is a question that you will be able to answer someday. I’m glad to say that it is a question that I can answer today. It can feel like it is impossible to stop house foreclosure when you are in the middle of it but I am here to tell you that you can make it out. Let me share with you a little of how I did.

I believe that the biggest thing that helped me stop house foreclosure was working with my mortgage companies to find a solution. Not always easy but necessary in order to save my home from foreclosure. I was doggedly persistent in my calls to them. I sometimes repeatedly provided them with the same information over and over again. I asked them what they needed from me in order to help me save my home.

The other thing I did that I think made a big difference is that I took responsibility for all of my actions. No matter how your house ended up in foreclosure, I challenge you for a moment to ask yourself “How did I create this?” I took a good look at what I did to create this in my life and took responsibility for all of the actions that led to the foreclosure of my home. I do not think that I would have been able to stop house foreclosure unless I had taken full responsibility for everything that led to my foreclosure.

There are many tools available to you in order to help you stop house foreclosure. But you need to know what those tools are in order for them to do you any good. And that comes down to educating yourself about what foreclosure is, what it means for you and how to stop it.

A good place to get educated about foreclosure is the US Department of Housing and Urban Development (HUD) website. They have some great information and resources that can help you. You Can Stop House Foreclosure

As I sit here tonight, it has finally hit me that after 5 months of fighting for my home, I have been able to stop house foreclosure. My mortgage company received the final paperwork they needed and I can breathe, at least for a moment. It has been a long battle. One with obstacles still yet to climb. But for the time being, I’m going to enjoy the moment.

When I decided to fight for my home, I knew the battle would be uphill. I doubt that my story is like many who face foreclosure now. After my husband left me, I walked away from the house in a haze of pain and grief. As I realized that the house was not going to sell, I realized that I could not just let it go and with less than 30 days to the foreclosure sale date, I decided to fight for it.

It has not been easy and I have had to make a lot of hard decisions about what is important to me in life. Getting in touch with why I was fighting for it, why I wanted to stop house foreclosure, is what kept me fighting during the worst of it. My daughter and the kind of life I want to provide for her. Being able to plant flowers in my back yard. Having a home that I can call my own.

For those of you out there fighting for your homes, I want you to know that it is possible for you to save your home. The battle may be hard and you’ll probably come away with some scars but you can do it. I believe in you.

Using Your Legal Right To Stop House Foreclosure

Every state has laws that govern foreclosure and the foreclosure process. You can stop house foreclosure if you know what those rights are and how to use them to your advantage. In many states, you have a right to cure option that can help you save your home.

This right to cure gives you the option of essentially coming up with the money necessary to reinstate the loan with your mortgage company. Word of warning though: there will be attorney fees, late fees and other “miscellaneous” fees that you will be expected to pay.

You will also need to file the appropriate paperwork in order to make this happen. For my situation, I had to file an intent to cure and had to find my foreclosure number, date that the deed was recorded on my property and the recording number for the deed. All of this information was fairly easy to find on the documents that my mortgage company’s lawyers sent me.

Using the intent to cure is a great way to help you stop house foreclosure but you will need to be prepared to come up with all of the money necessary to reinstate your loan.

There are many different options open to you in order to stop house foreclosure. One important thing to keep in mind is that what works for someone else and their situation may not work for you. Every foreclosure situation is unique and there is no cookie-cutter approach that works for everyone. Do you want to keep your house or do you just want to get rid of it. The solutions are very different for these two groups.
